General
Domivo is a UK property management platform built by Alderforge Systems Ltd. It helps landlords and letting agents manage compliance, tenancies, documents, and finances in one place. The platform is designed to simplify property management and ensure you stay compliant with UK landlord regulations.
Domivo is designed for both individual UK landlords and property management agencies. Our Landlord plan suits buy-to-let investors managing their own properties, while our Property Professional plan is built for letting agents and property management companies running multi-property portfolios. Either way, Domivo provides the tools you need to stay compliant and efficient.
Domivo is fully optimised for mobile browsers on both iOS and Android devices. A dedicated native iOS and Android app is on our roadmap and will be available later in 2025.
All data is stored on UK-based servers and is subject to UK GDPR and the Data Protection Act 2018. Alderforge Systems Ltd is registered with the Information Commissioner's Office (ICO). We take data security and privacy seriously and comply with all UK data protection regulations.
You can sign up for free — no credit card required. Your first three months are completely free, giving you time to explore all features before committing to a paid plan. Simply click "Start Free" on our website and follow the sign-up process.
Tenancy
Yes. You can upload signed tenancy agreements, set review and renewal dates, and receive automated reminders before key dates expire. Domivo supports both Assured Shorthold Tenancies (ASTs) and non-AST arrangements. All agreements are securely stored and accessible from any device.
Yes. Domivo is designed around the Renters' Rights Act 2024. Features include Section 21 notice tracking, deposit protection reminders, and compliance checklists updated to reflect the current legislation. We regularly update the platform as new regulations come into effect.
Each tenant receives access to a secure portal where they can view their tenancy documents, submit maintenance requests, and access important notices. The portal is read-only by default for document access, with a clear system for maintenance requests. Direct payment processing through the portal is on our roadmap.
Yes. Domivo lets you log rent payments manually or via bank feed integration, flag overdue rent, and generate an arrears summary. You can see at a glance which tenants are up to date and which require follow-up. Automated reminders to tenants are on the product roadmap.
Compliance
Domivo tracks Gas Safety Certificates (annual), Electrical Installation Condition Reports (every 5 years for most rental properties), Energy Performance Certificates (valid for 10 years), and Portable Appliance Testing records. You can upload certificates directly and set automatic expiry reminders.
Domivo sends email reminders at 90, 60, and 14 days before expiry. You can adjust reminder windows in your notification settings to suit your workflow. The dashboard also displays a compliance status view so you can see all upcoming deadlines at a glance.
Yes. Domivo includes tools to record and track your PRS (Private Rented Sector) registration status in England and Wales, and flags any properties that may require local authority landlord licensing. We help you stay compliant with local licensing requirements across different regions.
Domivo supports HMO-specific certificate tracking and includes a separate compliance checklist for licensed HMOs, covering fire safety, room size standards, and mandatory licensing. The platform helps you manage the additional compliance burden associated with multi-occupied properties.
Domivo sends in-app notices when significant legislative changes occur that affect your properties or obligations. We also publish guidance notes for major changes such as the Renters' Rights Act and Making Tax Digital rollout. You can customise your notification preferences.
Accounting
Yes. Domivo is built with Making Tax Digital for Income Tax (MTD ITSA) in mind. You can record rental income and allowable expenses digitally, generate quarterly summaries, and export data in HMRC-compatible formats for your tax return.
Domivo integrates with Xero and QuickBooks. You can also export income and expense data as CSV for use with any other accountancy package. Direct API integrations with additional software partners are on our roadmap.
You can record any allowable property expense including mortgage interest, repairs and maintenance, lettings agent fees, property insurance, and professional services. Domivo categorises these in line with HMRC guidance and flags items that may be subject to special rules.
Yes. Domivo produces per-property and portfolio-level income and expenditure summaries. These can be exported as PDF or CSV and shared directly with your accountant. Reports can be generated for any date range to support your accounting needs.
Billing
The Landlord plan starts at £5 per month for your first property, plus £1 per additional property. The Property Professional plan is £50 per month and includes up to 10 properties. All prices exclude VAT. See our pricing page for full details.
Yes. All new accounts receive 3 months free with no credit card required. You only need to add payment details when you choose to continue after the trial period expires. No commitments, no hidden fees.
Yes. You can cancel your Domivo subscription at any time from your account settings. You will retain access until the end of your current billing period. No cancellation fees apply, and your data remains available for 30 days after cancellation.
